We accept that for landlords, the need to have an EPC for every house let from January 2009 is onerous and we therefore recommend that best use is made of the visit. We can offer numerous surveys and services while carrying out your Energy Performance Survey, thereby ensure better value, reduction in rental loss and minimal disruption – all in only one visit.
It is now the law that all private landlords must register with their local council. This registration process requires landlords to comply with certain standards laid down and non compliance could result in loss of rental income.
We can assist you comply with all the requirements of the registration process and the standards laid down in the Housing (Scotland) Act 2006.
To ensure landlords comply with the standards laid down we offer a survey service, providing independent reports on the condition of the properties.
It is necessary for landlords to re-register every 5 years and we provide this service along with the necessary surveys and reports.
Our staff has established contacts and communications with numerous Councils, which is of assistance in dealing not only with landlord registrations but also anti-social behaviour.
In the unfortunate event that tenants do not comply with the terms of their tenancy agreement, we can liaise directly with the appropriate Council in respect of their mediation services and Anti Social Behaviour Teams and ensure appropriate action is taken to avoid the onerous penalties that can be imposed by the Council on landlords.
The licensing requirements for Houses in Multiple Occupation are onerous but with regular inspections and maintenance of appropriate records the burden can be greatly reduced. Our staff team are fully experienced in the registration and re-registration of HMOs.
