To ensure minimum loss of rent to our landlords we identify tenants on an ongoing basis. We advertise specific properties as required and also maintain a fully vetted waiting list of potential tenants, operating a selection system to help ensure appropriate lets.
We have negotiated favourable rates with national and regional press to secure advertising features and regular adverts for property lets and our waiting list.
To minimise future housing management issues we operate a robust vetting process for all housing applicants.
We provide landlords with standard tenancy agreements which comply with current legislation and safeguard the interests of both landlord and tenant. We recommend the use of the Scottish Short Assured Tenancy Agreement and can fully assist with the onerous burden on the landlord to ensure the appropriate notices are served at the appropriate times.
An optional service offered is the collection of rent directly from tenants and/or housing benefit directly from the Council. This service allows early and appropriate action to be taken if payments are missed. Experience tells us that the earlier action is taken the better.
In the event of a tenant not fulfilling their obligations under the tenancy agreement we will initiate appropriate legal action on behalf of the landlord, including the serving of notices and if necessary seeking repossession of the property and payment through the courts.
It is essential, to comply with legislation, that furnishings are inspected regularly and meet laid down standards intended to secure the health and safety of the occupants. We can provide a unique contract service including the provision of furnishings, carrying out repairs and ensuring appropriate inspections. The maintenance of furniture inventories during and at termination of tenancies is also important and is required to allow calculation of deposit returns.
